If you’ve been waiting for the next big thing in the Excellence Collection, Finest Riviera Cancun is scheduled to open February 11, 2027, and we finally have enough early details (plus a brand-new fact sheet) to start making educated guesses about rooms, restaurants, and how this resort might actually work in real life.
And because there’s a lot to unpack, my latest YouTube video walks you through the resort map, the room categories, and a few “wait… what?” moments that I think families and couples deserve to know before they put down even a refundable hold.
Three things that jumped out at me immediately
I’ve stayed at most of the Excellence Collection over the years, and even with this being a “first look,” a few things are already crystal clear.
1) This might be the most family-friendly luxury all-inclusive Excellence has ever built.
The number of true family suite options is the standout. Not “king bed + sofa bed and good luck.” I’m talking about suites that (on paper) include a king bed plus a separate bedroom with two twin beds. If you’ve ever tried to book a single room that actually works for your family without feeling like you’re playing vacation Tetris, you understand why I’m so interested in this.
2) Finest Riviera Cancun is bringing in concepts we haven’t seen at a Finest before.
Some of the dining and nightlife ideas feel like they’re borrowing the best of what’s working at other Excellence properties and then pushing it further. I’m especially watching the adults-only experiences here, because that’s the make-or-break for a lot of my couples who love Excellence but don’t necessarily want a “kid-forward” atmosphere 24/7.
3) A couple occupancy decisions have me genuinely puzzled.
If you’re traveling with teenagers, this matters a lot, and it’s the part I want people to understand early so there are no surprises later.
At Finest resorts today, guests 13+ are treated as adults for pricing and occupancy. And historically, Finest has often not allowed four “adults” in many family suites, even when the suite layout clearly looks built for it.
So a very normal family scenario like two parents + two teens can get automatically pushed into two rooms by the booking engine.
Could that change by 2027? Absolutely. But as it stands today across the brand, it’s something you should plan around, especially if you’re eyeing club-level rooms.
The room types I’m most excited about (so far)
I go deep on all the categories in the video, but here are the ones that I think are going to get the most attention once people start understanding the layout:
- Two-story rooftop suites (in multiple categories): every rooftop category includes a private plunge pool on the upper level, which is such a fun “this feels like a real vacation” upgrade.
- Imperial Family Suites with private pools (Finest Club): if the early map math is right, some of these may be set up in a way we’ve never seen Excellence do before.
- Beachfront Honeymoon Suites (Excellence Club): on paper, these could be some of the best couples accommodations on the property.
The real question is not just “what exists,” but where everything ends up sitting. Because room location is what makes people love a resort… or swear they’ll never book that category again.
The part that feels like a game of resort-map detective
This is the part I had the most fun with, and it’s why I really recommend watching the video.
The resort released room counts, and when you compare those to the map, you can start to piece together where certain room categories almost have to be placed.
I’m fairly confident about where the Finest Club family section ends up (and I think families who want the club perks are going to love having a clear “home base”).
Where I start scratching my head is the Excellence Club (adults-only) side, especially because:
- The fact sheet mentions two Excellence Club pools, but the map only clearly labels one.
- The numbers around the beachfront honeymoon suites feel… ambitious, if they’re all truly “beachfront.”
If you’re the type who cares about being near the quiet pool, the adults-only restaurant, and the lounge (and not accidentally across the resort from it), this detail is going to matter.
My current take: who this resort will be amazing for
Even this far out, I can already see the trips where Finest Riviera Cancun makes a ton of sense.
I think this is going to be a home run for families, especially with older kids and teens. Between the suite layouts and the amenities being teased (hello, water slides and a legit arcade concept), it sounds like Excellence is finally leaning into the reality that teens need more than a splash pad.
For my adults-only Excellence regulars, I’m not going to pretend this will feel identical to an adults-only resort like Excellence Playa Mujeres. You will be sharing the overall property with families.
But if the Excellence Club enclave works the way it looks like it might (adult pool(s), adult beach zone, adult dining, lounge), then couples could still have that calmer, more elevated experience without feeling like they’re dodging cannonballs all day.
And yes, I’m already booked to be there opening weekend. I want to see it with my own eyes before I tell any of you, “Yes, book that room category.”
