If you’ve been waiting for a new luxury all-inclusive in Mexico that actually feels built for families (without sacrificing the adults-only vibe so many of us crave), Finest Riviera Cancun is the opening I can’t stop watching.
Before we even get into the fun stuff like restaurants and water slides, there are three things that immediately jumped out at me as a travel advisor who books the Excellence Collection every day:
- This might be the most family-friendly luxury all-inclusive we’ve seen from the Excellence Collection.
- There are brand-new concepts showing up here that we haven’t seen at a Finest before.
- And there are a couple of room occupancy choices that have me… honestly confused.
This is a “first look” based on what’s been released so far, and I’ll be on property opening weekend to share what it’s actually like in real life. But if you’re thinking about booking early, here’s what I’d want you to know right now.

The room setup is screaming “family travel” (in the best way)
Finest Riviera Cancun is dividing accommodations into three main buckets:
- Finest Suites (standard, non-club)
- Finest Club Suites (family-friendly club level)
- Excellence Club Suites (adults-only club level, 18+)
What I love, right off the bat, is how many true family suite options exist. I talk to parents all the time who want to do an all-inclusive but do not want to book two rooms just to make the sleeping situation work.
These family suites are designed in a way that makes sense:
- King bed for parents
- Pull-out sofa
- A separate bedroom with two twin beds
That separate bedroom is the game-changer, especially for families with older kids who want privacy (and for parents who want to keep their sanity).
Finest Suites (non-club)
In the standard category, you’ll see family suites offered in multiple styles:
- Family Suite
- Family Suite with Plunge Pool
- Family Suite Terrace Swim Up
- Family Suite Two-Story Rooftop
The phrase “Terrace Swim Up” is interesting. When we hear “swim-up,” we usually picture a ground-floor room that steps right into the pool. The description says these will be on the 2nd floor- so interesting. Can't wait to see renderings or floor plans, I’ll be watching this closely.
You’ll also have Junior Suites (for families who don’t need the separate second bedroom), with options like:
- Garden View
- Ocean View
- Terrace Swim-Up
- Two-Story Rooftop
Finest Club Suites (and yes, these look very family-forward)
This is where it gets especially notable: every Finest Club suite currently appears to be a family suite.
You’ll see:
- Family Suite
- Family Suite Swim-Up
- Family Suite Two-Story Rooftop
- Family Suite Private Pool
And then there are the big “wow” categories:
- Imperial Family Suite Grand Private Pool
- Imperial Family Suite Private Pool
- Imperial Family Suite Two-Story Rooftop with Pool
The “Grand Private Pool” looks to be a ground-floor style pool and the regular “Private Pool” is a 2nd floor version- so this will be interesting seeing this!
Excellence Club Suites (adults-only, 18+)
If you’re traveling as a couple or you want a quieter, more adults-centered experience, Excellence Club is the lane you’ll want to be in.
Current options include:
- Junior Suite Garden View
- Junior Suite Partial Ocean View
- Junior Suite Ocean View
- Terrace Swim-Up Suite
- Two-Story Rooftop Suite with Ocean View
And the categories I already expect will be in high demand:
- Beachfront Honeymoon Suite
- Beachfront Two-Story Honeymoon Suite with Plunge Pool
If you’re thinking, “Okay, that’s the one,” you’re not alone. Those are the kinds of rooms that tend to get scooped up quickly, especially around holidays.
Two occupancy issues I really hope they rethink
Now let me say this clearly because I don’t want it lost in the details: there are SO many family suites here, and that’s something I think Excellence got really right.
That said, there are two occupancy-related decisions that could make booking harder than it needs to be for real-world families.
1) The “13+ counts as an adult” issue
At Finest resorts, guests 13 and up are typically priced as adults.
Historically, Finest hasn’t allowed four adults in a family suite. So if you have two parents and two teenagers, the system can treat that as four adults and push you into booking two rooms.
Here’s the thing: these suites were clearly designed for that exact family. There’s a separate bedroom with two twin beds. That’s not an accident.
If you’re traveling with teens and this resort is on your shortlist, this is something I’d want to double-check carefully before you get emotionally attached to a specific room category. I also hope they change this occupancy restriction- stay tuned!
2) The max occupancy cap of five
Right now, many of the family suites are showing a maximum occupancy of five guests.
But if the bedding is truly:
- king bed
- two twin beds
- pull-out sofa
…it’s very reasonable to wonder why some of these wouldn’t allow six guests, especially when standard junior suites can sometimes accommodate four with much less space.
For larger families, that one extra guest allowance can be the difference between “this is easy” and “we have to split up.”
Dining concepts that feel new for Finest
This is the part that’s really intriguing to me because some of these concepts feel like a step into a more elevated, more “experience” style of dining.
A few that stand out:
- Maison Privée: a private dining experience for adults. We don’t yet know whether this will be included or an extra-charge add-on, but it’s a notable addition.
- Pacifico: described as Peruvian cuisine blended with Chinese and Japanese techniques. That’s not something we see everywhere in the all-inclusive space, and I’m genuinely excited to see how it’s executed.
- Yuzu: looks like it may replace Shoji (if you’ve been to other Finest resorts, you know Shoji). This sounds like the dedicated home for specialty Asian dining.
- Azure: an oceanfront restaurant reserved for club guests, and specifically adults only. If you love a quieter meal with a more upscale feel, this could be a big win.
Wine lovers, take note
If you enjoyed the idea of La Cava at other Excellence Collection resorts, it looks like La Cava is making its way here too.
Think wine cellar vibes with tastings and curated pairings. Historically, these types of experiences often come with an additional cost, but it’s the kind of add-on I’d actually consider for a birthday trip, anniversary, or a “just because we deserve it” vacation.
Activities look like they’re leaning hard into families (and older kids)
This is where Finest Riviera Cancun is giving “we understand what families want in 2026,” especially for people traveling with tweens and teens.
A few highlights I’m watching:
- Mystique Speakeasy: this reminds me a lot of the speakeasy concept we’ve seen pop up in the Excellence Collection. If it delivers that craft-cocktail, moody-lounge energy, adults are going to love it.
- All-ages arcade: not just a couple machines in a sad corner. The description mentions sports simulators, dynamic games, and even a mocktail bar.
- Splash park + splash pool with bubble slide: great for younger kids.
- A water slide park for older kids: this is a huge deal. So many “luxury” family resorts do amazing for little ones, then kind of… forget the 10–15 age range. This could be the feature that tips families toward Finest Riviera Cancun.
- Pickleball courts: love seeing this included from the beginning. (No tennis courts mentioned yet, but that may change.)
Booking strategy (especially if you’re the planner in your family)
If you’re considering booking early, here’s what I’d keep in mind:
- The room categories are plentiful, but occupancy rules may be the real limiter for families with teens or larger groups.
- The most in-demand categories are likely to be Excellence Club and any of the beachfront honeymoon style suites.
- If you’re flexible on exact room type, you’ll have more options while we wait for final renderings and confirmed layouts.
One thing I genuinely love about booking within the Excellence Collection is how flexible their booking policy tends to be. Typically, you can secure a reservation with a small hold, and the balance is due close to arrival, with generous cancellation terms.
